Plots near Ahmedabad in 2026: 10 estates compared on price per sq yd

Two plots can look identical on a brochure and still be very different deals. One is 405 sq yd for ₹39 lakh, another is 600 sq yd for ₹43.5 lakh. Which is cheaper? The only fair way to compare land is price per square yard. This guide lines up ten plotted estates around Ahmedabad on that one number, then explains what the number does and doesn’t tell you.

How we compared

  • Price per sq yd comes from developer brochures and price sheets where we have them, developer-published averages where we don’t, and listing data as a last resort. Each figure says which.
  • Entry price is the lowest ticket currently quoted, usually for the smallest plot.
  • RERA status is shown as we know it today. Always verify on the Gujarat RERA portal before paying anything.
All figures are indicative and change by phase and plot. Some developers quote on saleable area and some on plot area, so treat close numbers as roughly equal rather than exact.

What the numbers say

The estates fall into three clear bands.

Under ₹7,000 per sq yd: the value band

VANA, SwaGram, Arvind Metal and Arvind Aqua City sit here. VANA is the lowest entry in the collection: plots from ₹16 lakh on the Nal Sarovar and Vanthal Road, at a launch rate from ₹3,600 per sq yd, 15 km from Rajpar Smart GIDC and 9 km from Hansalpur. SwaGram offers the largest formats in the collection, with village-style farm plots that suit families and investor groups who want space. Aqua City is the outlier: a 500+ acre lake and golf township from a listed developer, at a rate that Arvind’s own figures put around ₹6,500 per sq yd. Arvind Metal is still pre-launch, so the number is an average implied by the developer’s announced revenue, not a price list.

₹7,000 to ₹10,000: the branded weekend-home band

Trinity Edition, Arvind Everland and Birdsong. All three sit on the nature belt towards Nal Sarovar and all three start below ₹40 lakh. The differences are in the details: Trinity bundles owner privileges such as a home concierge and a design package, Everland is a 151-acre Arvind estate with one of the lowest entry tickets for a listed developer, and Birdsong offers compact 410 sq yd plots with landscape design by Aniket Bhagwat.

₹12,000 and above: the golf band

Arvind Uplands 3.0 is the premium end, priced for its executive golf course and a club shared with Uplands 2.0. Kensville, an established golf township operating since 2006, belongs in the same conversation even though its current rates are shared only on request.

Why price per sq yd isn’t the whole story

  1. Saleable area vs plot area. Some developers sell on saleable area, which includes a share of roads and common plots. Everland’s availability sheet, for example, lists a 405 sq yd saleable plot with about 267 sq yd of carpet area. Ask which basis a rate uses.
  2. What “all-inclusive” includes. Trinity and Birdsong quote all-inclusive prices covering development charges, club contribution, GST, stamp duty and registration, but both exclude preferential location charges (PLC) on corner or garden-facing plots.
  3. When you pay. Trinity asks for 70% only at possession in December 2027. Birdsong spreads payments over 24 months. A lower rate with front-loaded payments can cost more than it looks.
  4. Distance and road. A plot 45 minutes from SG Highway and one 75 minutes away are different products, whatever the rate.
  5. Developer and delivery. A delivered track record you can drive to is worth paying for.

A note on appreciation

Developers often publish their own history. In its 2025 Everland opportunity document, Arvind SmartSpaces reports its first Uplands project moving from about ₹7,200 per sq yd at its 2014 launch to about ₹40,000, and Uplands 2.0 and 3.0 moving from ₹8,000 to ₹12,000 since 2023. These are developer-reported figures, and past movement is no guarantee of future value. Buy on fundamentals: title, location, developer and a price you are comfortable holding.

Which band fits you?

  • Long-term investors usually start in the value band, where entry prices are lowest and plot sizes largest. See estates for investors.
  • Weekend-home buyers tend to prefer the middle band for its clubhouses and nature setting. See weekend-home estates.
  • NRIs should first confirm non-agricultural status, then weigh developer track record above everything else. Read our NRI page.
  • Investor groups looking for large formats should look at SwaGram and Winged World (up to 6,000 and 5,000 sq yd), or VANA’s Clubhouse Sector, which starts at 1,500 sq yd. See group-buying options.

The fastest way to compare is in person. Our weekend site-visit tours cover two to four estates on one road in a single morning.
